New Changes Bring New Opportunities

In 2016 the Provincial Government of British Columbia changed the Strata Properties Act to allow for the sale of Strata Properties when an 80% voting threshold is met amongst owners. Since its implementation, the number of Strata Assemblies or Strata Windup has increased significantly.

Selling Assessment Viability

A vote is carried out to assess how many owners would be willing to sell if a minimum price per unit is achieved.

Development Approach

A Development Approach is carried out to evaluate the value of the property, as well as to determine rezoning opportunity.

Vote To Hire A Realtor

Owners vote and decide on whom to hire to help market and sell the Strata in order to maximize return. 

Evaluate Received Bids

Owners evaluate received bids and vote on the best offer. Council enters into Letter of Intent with purchaser after receiving owner's approvals.

Accepting Preferred Bid

Owners vote on whether to accept the preferred bid or best bid submitted. A formal sales agreement is entered into. AGM is called to vote on a wind up resolution. 

File For Court Approval

If the 80% resolution is passed, a petition is filed with BC Supreme Court to get approval to liquidate the strata corporation, and the strata is sold.

 

Getting Court Approval

Court approves the sale and the owners are given a set timeline by which they must vacate the building, with funds distributed to owners.
